RRA: Supporting your agency through changes to tenancy management

The property industry is constantly evolving, and legislative changes can have a significant impact on the way letting agencies manage their portfolios.

With the introduction of the Renters' Rights Act approaching in 2026, agencies need to be prepared for changes to tenancy structures, rent reviews and the processes involved in managing residential lettings.

At 10ninety, we've been developing our software to help agencies manage these changes and adapt their existing workflows.

Here are some of the improvements we've introduced to support the transition.

Greater support for periodic tenancies

One of the most significant changes within our latest release is tackling the significant administrative task of converting existing tenancy records to periodic.

For agencies with existing portfolios, updating tenancy records can be a significant administrative task. A toolkit will be available to bulk-convert all selected fixed-term lettings to periodic, with a rolling end date, plus set the rent review date on these tenancies as their current end date (or 12 months after the start date if the term is under 12 months). This saves you having to do this one at a time, but ensures that any company lets, commercial lettings, lodger leases are not affected.

Going forward, new system settings allow agencies to configure new residential lettings to default to periodic plus setting the automatic setting of the rent review date. The system can then automatically extend periodic lettings, helping agents maintain accurate records as tenancies continue. We've also updated the letting details page to make periodic tenancy information more prominent. Please note that this option can be switched off if your portfolio is outside of England or predominantly lettings that fall outside the bounds of RRA legislation.

Improved rent review management

Rent reviews are an important part of managing a residential portfolio, and keeping track of upcoming review dates is essential.

We've introduced earlier reporting in the alerts for periodic tenancies with rent reviews due. Plus additional document tags for previous, current and next rent increases in line with the fields on the Section 13 (Form 4A) notice.

More flexibility when managing tenancy notices

We've also introduced new document templates for Section 8 (Form 3A) and Section 13 (Form 4A) notices.

These templates provide additional support for agents preparing relevant tenancy documentation.

We will continue to update the Section notices when new versions become available but, as with all legal documentation, agencies should ensure they are using the correct, current versions and that their processes reflect the applicable legislation.

Additional property safeguards

Another improvement is the introduction of a restricted period end date for residential letting properties. This allows agents to record a period during which a property cannot be marketed or re-let, where applicable.

The system checks this date when agents attempt to remarket a property or add a new letting. This provides an additional safeguard within the property management workflow.

Keeping your agency prepared

We have partnered with Training For Professionals, the largest provider of lettings legislation training across England and Wales. They provide Tenancy Agreement and Management Forms packs with fully compliant templates that are updated free of charge as legislation changes.  If you mention that you are using 10ninety, you will be entitled to a 25% discount on either pack.  We can then add tagged versions of their master templates (non-customised) into your system free of charge.  Their updated packs, fully compliant for the RRA impacts, should be available from the end of March 2026.

Legislative changes can create additional administrative demands, particularly for smaller teams or agencies managing large residential portfolios. Our aim is to make sure 10ninety continues to evolve alongside the industry, providing tools that help agents manage their properties, tenancies and important dates more effectively at a reasonable price.

Software can support your processes, but agencies should always review their own procedures, documentation and legal obligations to ensure they remain compliant.
